Brush Watson is a mixed-use development located in Detroit's historic Brush Park district, transforming a once-vacant 60,000-square-foot site into a vibrant residential community. The project consists of three buildings, with 308 mixed-income residential units, of which 160 are designated as affordable housing, exceeding the city's 20% requirement. These affordable units, supported by Low Income Housing Tax Credits, serve residents with incomes ranging from 30% to 80% of the Area Median Income.
Buildings A and C, which are the focus of this submission, have been completed, while Building B, a 10-story mixed-use building, is currently under construction and slated for completion soon. Building A features commercial space on the ground floor, while Building C is entirely residential, with ground-level walk-up units and flats on the upper levels. Together, these buildings offer a range of housing options that foster inclusivity and community interaction.
The design emphasizes sustainability, incorporating energy-efficient materials, a green roof terrace, and prefabricated wall framing built off-site to reduce waste, minimize environmental impact, and accelerate construction. Notable features include a rooftop terrace on the Brush building, offering residents a peaceful space to enjoy city views, and walk-up units that promote street-level activity and engagement.
Brush Watson is not only addressing Detroit's housing needs but is also contributing to the ongoing revitalization of Brush Park. By balancing affordable and market-rate housing, while creating sustainable and community-focused spaces, the development ensures long-term benefits for residents and the neighborhood.
